Why is my Roof Leaking?

You may install a roof to your property that looks great and provides a good protection from external elements. But after a while, it might lose its integrity and cause different problems for you. If you want to know, why is this the case?

Here’s a rundown of the most common reasons.

Aged Roofing Materials

One of the most important parts of your home is your roof. It is one of the main reasons why it lasts so long and you need to take care of it by looking out for any signs that may indicate a defect. One common leak cause is old, damaged or deteriorated roofing materials which are not able to withstand extreme weather conditions such as rain, snow and hail.

When roofs are exposed to the elements for an extended period of time, they can start to break down or deteriorate. This will lead to issues over time, such as leaks and mould.

If you want to get your roof repaired, the best way to do so is to call a roofer. They will inspect your roof, let you know what’s wrong with it and then discuss the various courses of action with you. This way, you won’t have any worries about your roof being repaired properly and might also be able to find an affordable solution too on whether or not you actually need to replace the roof.

If you have leaky roof, it can become quite serious quickly. There are many different factors that might be causing it including old or damaged materials (such as shingles) or areas the metal trim fails to cover (such as joints between two pieces).

Flashing is essential for any new construction as it protects the roof from leaking. If your flashing wasn’t installed properly, water will find its way in through small gaps and going on to cause leakage.

Flashing is a small metal attachment that seals the gap between the roof and the wall. This can become damaged or missing, which then allows water to seep into your house. Working with a professional roofer, it can be replaced or repaired so that this issue is resolved.

Broken or missing Slates or Tiles

A leaky roof can be a major problem. They can cause serious damage to the interior of your property if left untreated, and potentially lead to other problems down the line. When inspecting your property, make sure you check for broken or missing tiles and slates. If you notice that any of the tiles on your roof are broken or missing, it is advisable to have them replaced immediately by a professional contractor.

The easiest way to check if any tiles are missing from your roof is by looking at it from ground level. If you can’t see any gaps in between the slates then this is an indication that everything should be intact and you don’t need to worry about any missing roof items.

There are many roofing materials to choose from, but the membrane that covers your roof can be damaged by exposure to air and water.

Roof membranes are the first layer of protection for your roof and work to shield it from the environment. They also prevent water damage by stopping liquid from reaching through to the next layer of materials.

Sometimes, builders will use a material called underlayment instead of a membrane to protect the roof against weathering effects such as wind-blown precipitation or heavy snow loads.

If either of these components are damaged or torn in any way, they could let leaks and issues into your roof which can escalate to bigger issues if left alone.

Not every roofing material is suitable for all kinds of existing roofs, please consult with a contractor to confirm the right choice.

The reason roofs leak with a low pitch is because it’s steeply angled. The steeper the pitch, more water will pool in your gutters and have nowhere to go but down.

Not all materials are the same when it comes to handling low pitches. For example, you can’t use asphalt shingles on a 7 inch roof because they won’t last as long on such a steep slope—and the same goes for metal roofs like standing seam metal.

Badly Installed Fixings

Fixing material is often the culprit of a poorly constructed roof. Roof tiles, for example, are held on screws or nails sitting atop a framework of wooden battens. It’s important that these fixings are placed correctly and in accordance with structural integrity guidelines. if they’re not centred over the tile/slate or if there are one too many holes around the edge—they can cause water to leak into your home. To stop this from happening:

  • Make sure all screws and nails are driven into the batten at least one inch from where it meets other pieces of material (the closer you get to an edge, the higher risk there is for leakage)

  • Carefully use a pair of pliers to fix any broken parts and seal all holes where the caulk came off before re-fixing.

Condensation in your loft?

Condensation is usually caused by high humidity. The first culprit is the installation of an under-ventilated roof system, which causes gaps or voids in attic insulation and therefore allow for moisture as a result of high humidity. If you suspect this may be the case with your attic, have it inspected by a professional as soon as possible!

If your home’s ventilation system is poor, you could get condensation on the windows. To fix this issue, try installing better roof ventilation or getting a ventilator closer to your attic and make sure it gets adequate air-flow.

If you are not a licensed professional, do not attempt to install skylights or roof windows on your own.

One of the most common reasons why roofs leak is poorly installed skylights or roof windows. They are often poorly made, which can lead to leaking problems, as well as damage from storm damage & ice accumulation.

Clogged Gutters

Clogged gutters are a common problem for leaky roofs. You should clean them often and pay attention to the frequency you do so based on the climate in your area/the season of the year. Clean them when leaves start falling or right after heavy rains/storms.”

When leaves get stuck in your gutter, they cause water to pool and leak into the house instead of draining away.

Cracked Chimney

Cleaning chimneys can be harmful to the environment, but with the rise in condensation problems and other issues, it may be a good idea to get it done as soon as possible. Your chimney may also have a thick layer of creosote sulfur that can lead to environmental damage, leading to leaks in roofing materials and ceilings below.

Make sure your chimney is being checked regularly for any accumulation of debris. Have it inspected by a professional every year to make sure there are no cracks or other structural issues. If you find any problems with your chimney, get them repaired or replaced as necessary!

Ice Damming

Ice dams happen when snow melts due to the warmth near a building’s roof, and then refreezes as it reaches the edges. The melting snow backs up and creates ice dams that can cause leaks in these tough conditions As the snow melts and refreezes, it can form an ‘ice dam’. This often causes water to seep into your attic and cause water leaks. Fortunately, there are several things you can do to prevent ice dams:

  • Make sure to use the right tools when removing snow from your roof. Hauling it off using a ladder or simply shoveling it will not do the trick! Using a snow rake is much safer and less stressful on your home.

  • Keep gutters clear of debris that can clog them, like leaves or pine needles which attract rodents and cause drainage problems.

Damaged Roof Vents

Roof vents are important for the longevity of your home. They allow the flow of air in and out to avoid moisture buildup which can lead to damage over time. So if you notice any cracks in your roof vents, it’s time for some repairs!

Damaged roof vents can be caused by ice or snow build up on top of them during the winter months. This causes weight and pressure to accumulate which causes significant damage to your roof and sometimes even leaks!

The buildup of ice & snow around your vents, as well as a damaged roof, can both lead to problems with your venting system.

If you have found leaks near your ventilation system, this could be a sign that there’s something affecting two components of unrelated issues. First of these may include loose nails which should be fixed before there are more serious consequences.

Damaged Soffit Or Fascia Boards

One of the most common ways for water damage to occur on your home is by water seeping in through gutters and eaves. Soffit and fascia boards are one of the first things that start to flake, rot, and warp when they get wet.

The Soffit & Fascia board is what sits on the bottom edge of your roof and helps protect walls & insulation from damage during extreme weather conditions. Some boards are made of wood, aluminium or vinyl.

Over time these boards can get damaged by harsh weather in the winter, for example during storms or in freezing temperatures.

Poorly Sealed Roof Valleys

One of the most common causes of leaks in valleys is around flashing on the corners, which needs to be sealed.

The best way to prevent water from penetrating through the roof of your house into the attic is with durable, quality sealing materials like asphalt-impregnated felt or rubber membranes such as EPDM roofs.

The kind of sealant that you use in valleys should also consider where you live. If, for example, your area has high winds or heavy rains and those are a common cause of leaks, then choose the appropriate sealant accordingly.

An example of this is if water previously leaked through your roof. So instead of using roofing felt (which deteriorates over time), use a more durable option like hot asphalt.

If you’re uncertain about what material would work best under your current roof, contact an expert before making any changes to ensure that they can figure out the best materials.

Working On Your Roof Safely

If the roof needs work, make sure that you not work when it’s wet or raining and that the ladder is stable. You should also take other safety measures to prevent any accidents from happening.

  • Don’t stand on top of your ladder.

  • Don’t use an aluminium ladder on a metal roof because they don’t conduct electricity like wood ladders do.

Wildlife Problems?

Generally, birds, squirrels and raccoons don’t mean harm to roofs. If they are persistent enough on getting onto them, then it can be an issue. Your solution could be to keep them off your roof in the first place.

The trick is to use netting or netting-type material around the perimeter of your home such that when they get up high enough on the side, they’ll fall back down before getting over to the roof line you might have success with this method alone in preventing wildlife from getting up there in the first place.

Overhanging Trees?

Overhanging trees may damage your roof severely if they are too close. Structural damage or other roofing issues might be covered under this. Any other components of your house that were damaged as a result of leaks, such as gutters or fascia boards, may need to be replaced.

Lean-To Roof

It’s a lean-to roof if only one side of the roof slopes, not both. The living area of a home or house is commonly extended using these kinds of roofs, which are called extensions. They’re also great for generating an extra bedroom or bath on the ground floor of your house, which may be used as a separate living area. It’s crucial, though, to keep an eye on this area since it’s where your primary roof usually leaks rainwater. This may lead to a leak via the roofing material or its underlay if it persists, since it may raise moisture levels and, over time, harm the integrity of the roof.

Pooling Water or Punctures

Water may be seeping through a puncture in your roof. Water will collect on your ceiling or within your attic if this is the case. A puncture in one of your skylights might also result in water leaking through the roof when it rains. Finally, leaks in your home’s ceiling could be caused by a leaking chimney flashing.
